From address to buildable plan in four steps.
Parcy runs the same workflow a development studio runs on a new site. It just does it in seconds, on your phone, for any parcel in California.
Enter an address
Parcy geocodes the address, pulls the parcel boundary from county records, reads the zoning designation, and detects the existing building footprint from satellite and GIS data. Fire severity zones, flood overlays, and setbacks are layered on automatically.
Find ADU potential
See what you can build on any residential property.
See ADU potential
The engine applies California ADU law first (state ADU statutes, SB 1211 for multifamily lots, JADU rules) and then the local overlay. It tells you how many detached, attached, or converted ADUs you can add, where they fit, and that approval is ministerial with a 60-day clock. Additional housing pathways like SB 9 and SB 684 are coming to the engine soon.
Analyzing property
Add it. Resize it. Watch the numbers move.
Drag ADUs anywhere in the buildable area, resize them, change the unit count, bedrooms, stories, and finish level. Every edit recalculates build cost, rent, value added, and return on cost from local comps and local construction pricing, so the number on screen is specific to your lot, not a statewide average.
Save it. Compare it. Share it.
Save scenarios, stack up to five properties side by side, and export a PDF you can hand to a lender, a partner, or an architect as first-pass underwriting. If the numbers work, the group behind Parcy can take it from there: design, entitlements, construction, and lease-up, handled end to end.

What people ask before they run an address.
Which properties does Parcy support?
Any residentially zoned parcel in California, single-family or multifamily. Coverage is deepest in Los Angeles County, Orange County, and the Bay Area, where county GIS services expose zoning and overlays directly.
How accurate are the numbers?
Rents come from live comps near the lot. Build costs are local per-square-foot figures by ADU type. Valuations use the method a lender would use at that unit count. Everything is an estimate meant to tell you whether a project is worth pursuing, and should be verified by a licensed architect and your local planning department before you build.
Does Parcy handle SB 9 lot splits or SB 684 subdivisions?
Not yet. Parcy launches with California ADU law only: detached, attached, and converted ADUs, JADUs, and the SB 1211 rules for multifamily lots. SB 9, SB 684, SB 1123, SB 79, and density bonus analysis are on the roadmap. Read about each on the ADU law index.
How many ADUs can I build?
On a single-family lot, state law allows one ADU plus one JADU. On a multifamily lot, SB 1211 allows detached ADUs up to the number of existing units, capped at eight, plus converted-space ADUs up to 25% of the existing unit count.
Can I just run the address and hire my own contractor?
Yes. Parcy is a tool first. The consult and build service is there if you want the team that built the tool to handle the project.
